The purpose of this project is to conduct an Adverse Amenities Impact Assessment for Mount Beauty to assess potential impacts from odour, dust, and landfill gas in accordance with relevant regulations. This will support Council in future Structure Planning for Mount Beauty. The assessment will determine whether the EPA’s recommended separation distances can be reduced without adversely affecting the amenity for future sensitive land uses, including residential.
Council’s Land Development Strategy has identified the northern area of Mount Beauty adjacent to existing residential development on Valley Drive as the preferred area for urban development. This is contingent upon investigating and resolving land use constraints through the Structure Planning process.
The locations that will need to be assessed include;
• The North East Water Mount Beauty Wastewater Treatment Plant;
• The Mount Beauty Transfer Station and former landfill;
• The AGL regulating pondage;
• The Mount Beauty Aerodrome; and
• Industrial 1 Zone land on Nelse Street and Embankment Drive
