GWS398 – PROPERTY MANAGEMENT SERVICES
**PLEASE NOTE**
The scope of the works also includes the management of 3rd party service providers
which are listed below and include our current providers. Where applicable the
service level agreements (SLA) currently in place will need to be maintained until
expiry. Three months prior to the expiry of the SLA the Property Management
Services Provider will supply to Gippsland Water’s Fleet and Facilities Officer a proposal detailing
how they are going to manage the scope and who they propose to use. Gippsland
Waters approval must be given prior to the appointment of any third party. Where a
SLA is not in place the Property Management Services Provider is at liberty to
continue to use the current provider or select a provider of their own choice subject
to approval by Gippsland Water. A current service provider cannot be altered if doing
so will affect or void any applicable warranties. Any decisions made by Gippsland Water
regarding the appointment of third party contractors will be final.
Gippsland Water is seeking tenders for qualified Property Management Services Contractors who can provide a service based around:
• Innovation
• Demonstrated value for money
• Strong safety, OH&S and environmental focus
• Preventative maintenance focus
The scope of work includes Property Management Services at various Gippsland Water properties comprising office buildings, water treatment plants and wastewater treatment plants which Gippsland Water has the responsibility to maintain under the Buildings Act 1993. All building work must comply with the Building Act 1993, Building Regulations 2006 and the Building Code of Australia unless specifically exempted.
The contract encompasses emergency corrective maintenance, corrective maintenance, scheduled preventative maintenance and capital works, specifically:
• Emergency Corrective Maintenance – all works that must be attended to immediately due to the impact they pose to health, safety and security or that may result in the rapid deterioration of the structure or fabric of the building if not undertaken immediately.
• Corrective Maintenance – all works that fall outside the scheduled preventative maintenance requirements.
• Scheduled Preventative Maintenance – cyclic maintenance requirements as per the specifications.
• Scheduled Works/Capital Works – small capital projects up to the value of $200,000 which are undertaken at sites across Gippsland Water.
TWO COPIES of the Tender shall be submitted (ONE Hard copy and ONE electronic consolidated PDF file). Tenders addressed "Gippsland Water, Hazelwood Road Traralgon, 3844" and endorsed with Contract GWS398 Property Management Services, are to be lodged in the tender box at the above address no later than 4.00 pm Thursday 12 December 2013.
